Small Changes Can Be Clues

A door that catches, a window that becomes hard to open, or a floor that feels uneven may seem like ordinary wear. Sometimes it is. But several changes appearing together can also point to movement in a home’s supporting structure.

Signs of Foundation Problems

Humidity can make wood doors and frames swell, so one sticky door is not proof of foundation damage. Watch for multiple openings becoming misaligned, especially if cracks or gaps appear nearby. Also watch for sticking that appears to come from misalignment rather than general swelling.

Sloping or Uneven Floors

Uneven floors can result from foundation settlement, deteriorating structural members, moisture damage, or other causes. A noticeable change over time is a reason to investigate rather than guess. If you have a crawl space, moisture damage and wood rot can also make the floors feel spongy.

Gaps and Recurring Cracks

Gaps at trim, around doorframes, or between walls and ceilings can result from ordinary movement. Cracks that widen, return after patching, or appear with other symptoms deserve closer attention.

Soil compaction, drainage problems, erosion, structural deterioration, and local ground conditions can all play a role. A qualified evaluation should identify the likely cause before any repair method is proposed.

What Foundation Repairs May Be Available?

Some structures benefit from steel push piers, helical piers, or other stabilization methods. Crawl space issues may call for repairs to damaged supports. The appropriate approach depends on the diagnosis.
